Worcester Rents Fell 6.3%. Rerun Your Two-Family Numbers
Two numbers moved against rental investors this fall. Apartment List's October report puts Worcester's median rent at $1,521, down 6.3% from a year ago, while Massachusetts overall is up 0.4%. And Freddie Mac has the 30-year fixed at 7.40%, up from 7.28% the week before. If you own or are shopping for a two- or three-family in Worcester County, it's time to rerun your numbers.
What a 6.3% rent drop does to a two-family
Here's a simple illustration: a $600,000 two-family, 25% down, at today's average rate. Same price, same rate. The only thing that changes is the rent.
Illustration only. Principal & interest at the Freddie Mac PMMS 30-year average (7.40%, Oct 8, 2026); investor loans usually price higher. Excludes taxes, insurance, vacancy and repairs. Rent: Apartment List Worcester median, Oct 2026 ($1,521, down 6.3% year over year); last year’s figure backed out from that change. Real two-family units may rent above or below the citywide median.
At last year's rents, the two units covered the mortgage payment with about $130 a month to spare. At today's rents, they come up about $74 short, and that's before taxes, insurance, vacancy, or a single repair. Same building, same loan. The rent moved, and the deal flipped.
What that means if you're buying
- Underwrite at today's rents, not the seller's pro forma. A rent roll from last spring can be 5% to 6% optimistic in Worcester right now. Ask for current leases and check what similar units are actually renting for.
- Your leverage is the price. With rents softening, sellers whose numbers were built on 2025 rents have to meet the market. Ask for price, rate buydown money, or both.
- House hacking still works best. Living in one unit gets you owner-occupied financing with a much smaller down payment, and the second unit's rent offsets a big piece of your payment.
- Look at the towns, not the headline. The 6.3% is a Worcester city number. Rents and vacancy in the Blackstone Valley towns and northern Rhode Island don't move in lockstep.
What it means if you already own one
Before your next renewal, check where comparable units are actually leasing. A good tenant at a slightly lower rent usually beats a month of vacancy. If you've been thinking about selling, know your numbers and your buyer pool first. Most buyers for a two-family are investors or house hackers who will run exactly this math.
Bottom line: rentals still build long-term wealth in Worcester County, but the margin for error just got thinner. Buy on today's numbers and the deal holds up. Watch the 60-second version for renters: Worcester MA Rents Dropped 6.3%: Renters, Do This.
