Milford, MA Market Update — September 2026

Milford's typical home value sits around $568,410, up 2.9% year-over-year as of this summer. That's a steadier pace than the sharper jumps we saw a couple of years ago — good news if you've been waiting for the market to stop sprinting.

What this means if you're selling

Pricing correctly out of the gate still matters more than ever. Homes that come on strong — priced to the current comps, not last spring's numbers — are getting real activity in the first two weeks. Homes that start high and chase the market down tend to sit, then sell for less than they would have at the right price on day one.

What this means if you're buying

Inventory in Milford and the surrounding corridor is still tight enough that well-priced homes see competition, but the frantic, waive-everything bidding wars of a few years ago have cooled. That's created some room for buyers to actually get an inspection and negotiate repairs again — something that wasn't realistic in 2021-2022.

What I'm watching

New construction pricing relative to resale (see the next post below), and whether rate movement this fall pulls more move-up sellers off the fence — more move-up sellers means more inventory for everyone behind them.
