Should You List Before the Holidays? What Blackstone Valley Sellers Should Know

I get some version of this question every October: "Should I just wait until spring?" It's a fair question, and there's no one right answer for everybody. But here's how I actually think about it when someone asks me this in Milford, Hopkinton, Uxbridge, or anywhere else in the Blackstone Valley.

Why everyone assumes spring is the only time to sell

Most people list in spring because that's what they were told to do — nicer weather, the school year wrapping up, lawns looking their best. None of that is wrong. It's also exactly why spring is the most crowded season for sellers: you're not the only one with that idea, and your listing is competing with a lot more of them.

What actually happens to the market between now and January

Every year, fewer new listings come onto the market between Thanksgiving and New Year's than at almost any other stretch of the calendar. That's not a prediction — it's just the pattern. A lot of people wait for "the right time," and plenty of them define that as spring. Fewer listings on the market means less competition for yours. And the buyers still out looking in November and December tend to be the ones who actually need to move, not the ones casually browsing open houses on a nice Sunday.

Who this timing actually makes sense for

If your home shows well as-is, you're not counting on blooming trees or a green lawn to help sell it, and you don't need several months to get it ready, listing before the holidays can genuinely work in your favor. If you've got a bigger renovation planned, or your place truly does photograph better in May, it's fine to wait — just make that call on purpose, not out of habit.

What this means if you're on the buying side

Buyers get the flip side of this. Fewer homes to choose from, but less competition for each one you do look at. Sellers who list in November and December are often more motivated — a job move, a life change, something with a real timeline — and that can mean more room to talk about price or terms. If you've been priced out of bidding wars all year, this stretch is worth a serious look.

Either way, rushing isn't the goal here. Getting it right is.
