Blackstone Valley Corridor Market Update — Fall 2026

My footprint runs from Milford out through Uxbridge, Northbridge, Bellingham, Mendon, and Franklin, into Hopkinton and across the line to Woonsocket, RI. That's a wide range of price points in one corridor, and heading into Q4 it's worth looking at where each of these towns actually stands instead of lumping them all into one generic "the market" conversation.

The most affordable entry: Northbridge and Woonsocket

Northbridge's median sale price is $534,209, up 3.2% year-over-year — still the most accessible entry point in the corridor for a first-time buyer, and the pace of appreciation there has actually outrun some of the pricier towns nearby. Across the line in Woonsocket, the draw is similar: a lower entry price with real rental upside for anyone thinking about an investment property down the road.

Where most of my move-up buyers land: Uxbridge, Bellingham, Mendon, and Franklin

Uxbridge is running a median sale price of $561,694, up 2.1% year-over-year — more land per dollar than Milford itself, which is exactly why it's where a lot of my move-up buyers end up. Bellingham sits close behind at an average price point around $559,000, with the draw there being newer-build subdivisions and an easy Route 495 commute toward the Rhode Island border. Mendon and Franklin round out this group — Mendon for buyers wanting acreage and a more horse-country feel, Franklin for families who want a bigger town with strong schools and an active downtown. Both stay active even when the broader market cools.

Milford, my home base

Milford's typical home value is sitting around $568,410, up 2.9% year-over-year — the same steady pace we've seen most of the year. It's still the town I work the most, and the mix of a walkable downtown, a real dining scene, and an easy commute keeps it in demand across every type of buyer I work with.

The top of the market: Hopkinton

Hopkinton remains the high end of this corridor, with a typical home value of $931,334, up 3.1% year-over-year. Top-rated schools and the Boston Marathon start line keep it in a league of its own — it draws move-up and luxury buyers specifically, not the broader first-time buyer pool the rest of the corridor pulls from.

What I'm watching

Heading into Q4, I'm watching how rate movement affects the move-up towns in particular — Uxbridge, Bellingham, Mendon, and Franklin tend to react first when financing costs shift, because that's where sellers are also buyers on their next purchase. I'm also watching inventory levels across the corridor as we get closer to the holidays, since that's usually when the serious-but-quieter buyer pool shows up.
